Bollywood actor Sara Ali Khan has joined the growing list of celebrities capitalizing on Mumbai’s robust real estate market. She is leasing out her bungalow in Andheri West in a deal valued at ₹4.14 crore over five years, as per CRE Matrix data.
The bungalow is located in the Belscot Co-operative Housing Society in the Old Lokhandwala Complex, a well-established residential and commercial micro-market in Andheri West. With a built-up area of around 4,500 sq ft, the property is relatively large for the locality, making it suitable for institutional use.
The tenant, Prodigy Montessori India Private Limited, intends to use the space for school-related activities. This reflects a broader trend where educational institutions and boutique learning centers are moving into residential-style properties to create more flexible and child-friendly environments.
A security deposit of ₹20 lakh has been paid, and the lease includes a 36-month lock-in period starting May 1, 2026—another standard feature in high-value Mumbai leases to ensure income stability for landlords.
Sara Ali Khan’s deal aligns with a broader shift among Bollywood personalities toward monetizing real estate assets—either through leasing or strategic acquisitions.

Filmmaker Rakesh Roshan and Pramila Rakesh Roshan secured a significantly higher rental deal of ₹14.5 lakh per month for a property in Andheri, leased to a corporate tenant—highlighting the strong appetite from businesses for premium spaces in the western suburbs.
Meanwhile, Bobby Deol and Tania Deol have taken the ownership route, investing approximately ₹15 crore in office units in Andheri West, underlining confidence in long-term capital appreciation.
